Project Update: Assisted Sale 3-Bedroom House in Feltham

After 15 months of setbacks with the tenant eviction, we’ve finally received confirmation of a bailiffs date — and build works are scheduled to begin in mid-October.

 

This project has been a marathon of patience. The courts initially sent paperwork to the wrong address for the first 4 months. Our Section 21 notice was then thrown out for not including a Gas Safety Certificate — despite the fact the property has no gas supply. We highlighted this aspect in the second application. And most recently, we faced more than three months of waiting just to get the bailiffs date confirmed.

It’s a reminder that in property, delays and hurdles are part of the journey. Some projects simply take longer than expected, no matter how carefully you plan.

Project Overview

We structured this as an assisted sale to support a landlord who had been struggling after three years of non-payment from their tenant. To support them, we covered their monthly mortgage payments and guided them through the eviction process, while securing a long term option to ensure there was enough time to resolve all the legal obstacles, refurb and then sell the property.

Just as important, we also worked with the tenant — providing debt management guidance and liaising with the council to help secure rehousing. That way, the situation was handled responsibly and fairly for everyone involved.

 

Moving Forward

Now that the legal hurdles have finally been cleared, we’re looking forward to getting started with the refurbishment. This house in Feltham has great potential, and with works set to start in October, we’re excited to transform it back into a welcoming home.

Sometimes projects stretch out far longer than you anticipate, but persistence and problem-solving always pay off in the end.
