# Project Overview

Assisted Sale and Joint Venture Refurbishment in Kent 

This project involved a three-bedroom residential property in New Romney, Kent, which had been severely damaged by previous tenants. The landlord was approaching retirement and no longer had the time or energy required to refurbish the property or manage further lettings. 

The vendor required a fast, certain exit without the disruption of a prolonged sale process. Jaox structured a solution that addressed both the condition of the property without the landlord having to fund works

## The Structured Solution

**Certainty, Support and Flexible Exit Planning**

 

The project was delivered using a structured assisted sale, supported by a joint venture arrangement with a private investor, allowing the works to be completed without requiring a deposit from the landlord. 

Key elements of the solution included:

   
1. Assisted sale structure agreed to provide certainty of price and outcome

   
2. Mortgage payments supported during the project period 

3. Immediate access granted to undertake refurbishment works 

4. Full refurbishment, including rebuilding an existing extension 

5. Joint venture funding used to deliver the works 

6. Dual exit strategy built in from the outset: 

-Sale following refurbishment, or   
-Conversion to a long-term lease option, providing the landlord with a secured rental income for three years 

This approach ensured the landlord was supported throughout while maintaining flexibility around the final outcome.
